1. The property is to be surrounded by a fence, no higher than 1.8 metres from the ground at any point.
1.1 Solid portion of fence to the front of the house must not be higher than 1 metre from the ground.
1.2 The total height of the fence from the ground, including the solid and “transparent” portions must not exceed 1.8 metres at any point.
1.3 After the first 1 metre, the fence may be extended in height by no more than 1 metre extra, only by means of decorative wrought iron, stainless steel or other such suitable design, in so far as such design shall not obstruct clear view of the compound within from the street.
1.4 The access gate into the compound must be no higher than 2.4 metres at any point, and must be of such a design as to give a clear, unobstructed view of the compound, from the street, from top to bottom.
1.5 Only a maximum number of two (2) is allowed on a single plot, building exceeding the maximum height specification would require a minimum of two plots (2) to be approved.
SETBACKS
2.1 The property must be set back from the fence at a distance of not less than 8 metres at the front and 3 metres from the fence at the sides.
2.2 In the case of corner plots, the property must be set back at a distance of not less than 6 metres at the side facing the road either left or right as opposed to the 3 metres stated in 2.1 above
2.3 The setback to the rear of the property must be no less than 6 metres for properties without a detached BQ or other such annex structure.
2.4 The setback to the rear of the property must be no less than 3 metres for properties with detached BQs or other such annex structure in so far as such structure shall consist of ground floor only.
2.5 Setbacks apply equally to the upper parts of all buildings. The use of cantilevers projecting beyond the permitted setbacks is strictly prohibited, with the exception of balconies to the front of the property, so far as such balcony shall not project more than 1.5 metres from the building.
2.6 Certain portion of the plot must be earmarked for green areas necessary to help the vegetation of the estate.
All properties must have a uniform black roof colour.
